Five of Ottawa’s Hottest Up and Coming Neighbourhoods

The changes in Ottawa’s real estate market over the last five years have been dramatic. With all these shifts, it’s tough to know which neighbourhoods are going to be a good investment and which have reached their prime. As we head into the busy season for home sales, buyers in Ottawa want to know which neighbourhoods have the best potential for growth and longevity. Here are five up-and-coming Ottawa’s neighbourhoods to invest in this spring.

 

Mechanicsville

With its proximity to sought-after neighbourhoods such as Hintonburg and Tunney’s Pasture, the Ottawa River and one of the city’s main transit stations, Mechanicsville is set to become the west end’s next hot spot. The neighbourhood is located just west of downtown between Bayview and Parkdale with the Ottawa River and Scott Street, making up the north and south borders. Although Mechanicsville was once considered a tough community, it is slowly experiencing a transformation as older homes in the area are ready to be updated or replaced by new builds.  The neighbourhood has an excellent walk score and offers a mix of condos, townhomes, and single-family homes in a variety of price points.

 

Vanier

Vanier is located just east of downtown Ottawa with the Rideau River separating the neighbourhood from Lowertown. The area hasn’t always been one of the city’s best neighbourhoods, but Vanier has been undergoing significant revitalization recently. The community includes a variety of housing options, including single-family homes, duplexes, and apartments. Vanier offers a wide range of amenities and is an easy commute downtown by bus, bike or even on foot. The current development creates opportunities for homebuyers and investors looking for an up-and-coming neighbourhood with excellent growth potential.

 

Riverside South

Riverside South is one of Ottawa’s fastest-growing and most desirable communities. Sitting along the shores of the Rideau River across from Barrhaven in Ottawa’s south end, Riverside South is only 30 minutes from downtown. The neighbourhood boundaries include Leitrim Road to the north, Rideau Road to the south, Bowesville Road to the east, and the Rideau River to the west. The area boasts a variety of amenities, access to parks and nature trails, and has an excellent selection of schools. The neighbourhood is comprised of single-family homes, townhouses, and condominiums, and is a future location for an LRT station which will provide direct access to downtown. Only a portion of the neighbourhood is currently developed, leaving plenty of room for growth and development for this up-and-coming Ottawa neighbourhood.

 

Lebreton Flats

An area that was once just empty fields and a few neglected buildings, Lebreton Flats is now thriving with extensive new development, with plans for more on the way.  Located just west of downtown along the banks of the Ottawa River, the area is transforming into a mixed-use community with residential, retail, and recreational spaces. The neighbourhood will include entertainment, restaurants, shopping, and direct access to two O-Train stations. Future plans will incorporate parks and green spaces, riverfront access, a new Ottawa Public Library, and the area is flagged for a potential new NHL arena. Lebreton Flats offers the potential for significant appreciation as the neighbourhood continues to grow.

 

Carleton Place

If you’re looking to get away from it all but still want to be within commuting distance of the city, Carleton Place has it all. Named one of Ontario’s fastest growing towns, Carleton Place is only a 40-minute commute to Ottawa and offers a selection of country homes, heritage homes, new-build townhomes, and apartments. There’s a vibrant downtown with a charming, small-town feel, while all the amenities of the city are also available in the new areas of town. With a vast trail network, a welcoming waterfront, and a wide selection of sports and activities for children, it’s a great choice for families and outdoor enthusiasts.
