From the hidden gems to the place you might have overlooked to some out-of-the-way burgs that aren’t all that far, we’ve uncovered seven of Ottawa’s most affordable neighbourhoods.
Overbrook – Ottawa’s Most Affordable Neighbourhood in the East
Overbrook is located in Ottawa’s east end in between the Rideau River and St. Laurent Boulevard with Donald Street and the 417 marking the north and south borders. The neighbourhood is bordered by commercial businesses, but the streets within remain quiet and residential.
The community is close to downtown, public transit, excellent shopping, the Rideau River and memorial park. Most homes in Overbrook are single-family homes built between 1940 and 1960 but newer townhouse developments are popping up.
Bells Corners – Ottawa’s Most Affordable Neighbourhood in the West
Bells Corners is residential neighbourhood located just west of the 416. The community was once a high-tech hub and still maintains a healthy commercial presence. Development of homes in the area began in the late 1950s and early 60s. As the neighbourhood turns over, these older but well-maintained homes are becoming ready for new owners.
Housing options in Bells Corners include modest bungalows with large lots, a wide range of townhomes, and a few terrace homes. The area is surrounded by greenbelt, woods, and farmland. With easy access to the 416 and 417, it’s a convenient location for both work and play.
Borden Farm – Ottawa’s Most Affordable Neighbourhood in Nepean
Borden Farm sits on the east side of Merivale road, between Chesterton Drive and Viewmount Drive. The neighbourhood was developed in the late 1960s and early 1970s and at the time was mostly occupied by young families. The area has matured, and the large lots and big trees paired with older homes in need of a little updating make it a prime location for affordable homes in Ottawa.
Orleans Village – Chateauneuf – Ottawa’s Most Affordable Neighbourhood in Orleans
The family-friendly neighbourhood of Chateauneuf in Orleans sits between St-Joseph Boulevard and Orleans Boulevard. The community was established in the 1960s and 70s, with newer townhome developments expanding the neighbourhood in the early 2000s.
The community is close to the shops and amenities of Orleans, but still offers quiet streets for families to enjoy. The majority of homes for sale are townhomes, but there are a few single-family homes available in this affordable Ottawa neighbourhood.
Glen Cairn – Ottawa’s Most Affordable Neighbourhood in Kanata
Glen Cairn was established in the 1960s and is one of Kanata’s oldest neighbourhoods. The community sits in the southwest corner of Hazeldean and Eagleson Roads with Terry Fox Drive closing the triangle. The neighbourhood features an abundance of parks and schools with plenty of restaurants and amenities nearby.
Homes in the area are pretty evenly split between detached, semi-detached and row houses. Homes in the older section of Glen Cairn are generally detached with bigger lots and mature trees. The newer area at the south end of the community offers modern townhomes and condos.
Rockland – An Affordable Neighbourhood East of Ottawa
Rockland is a predominately Francophone community located about 40 km east of downtown Ottawa. Although it sits outside the city limits, it’s become a popular destination for those on the hunt for more affordable housing. Rockland is growing quickly with many new retailers and businesses flocking to the area. There’s excellent recreation, local schools, restaurants, a golf course and tons of greenspace all near the Ottawa River. Most homes are built in the early 2000s with a wide selection of townhomes as well as duplexes and single-family homes all at prices below what you will find in the city.
Carleton Place – An Affordable Neighbourhood West of Ottawa
Technically outside the Ottawa city limits, Carleton Place is still a manageable commute at 30 minutes to Kanata and 45 minutes to downtown. Listed as the fastest-growing town in Canada in 2021, Carleton Place offers both new and old housing in a charming small-town setting. You’ll find all the necessary amenities in town making it an excellent choice for those who work remotely or don’t mind the commute.
